That is principal and interest only, at the 2026-07-16 national benchmark rate — property tax, insurance and mortgage insurance are additional, and they are usually the difference between the payment people expect and the one they get quoted.

- “What is the monthly payment?” — the full payment including taxes, insurance and PMI, with an amortization schedule. Start here if you have a price in mind.
- “What do I need at closing?” — add up your Loan Estimate and see which fees you can actually shop for. Cash to close is usually far more than the down payment alone.
- “When does PMI stop?” — find the month it drops off and what it costs before then. Asking at 80% rather than waiting for automatic removal is worth real money.

The term matters more than almost anything else
Rate shopping gets all the attention, but the length of the loan moves the total by far more. Same $400,000 at the same 6.55%:

A 15-year term costs $954 more each month and saves $285,660 in interest. Both figures assume the same rate; in practice shorter terms are usually priced a little lower, which widens the gap further.
